Interim Housing Opportunity

Melrose Ave Emergency Shelter

2024

Greater LA County

Partnership between non-profit and private sectors to achieve quality housing through adaptive reuse.

Project Goal

In the City of Los Angeles there are an estimated 46,260 people who are homeless. Creating quality, supportive interim housing is critical to combatting the problem and transitioning this population back into communities. The intention of the site was to accommodate residents’ individual needs and provide a sense of community with easy access to services by using a service and trauma-informed design approach. Programmatic needs were considered by creating staff specific spaces, clean lines of sight and ample storage. This site features ADA mobility and communication room options, new building systems, a renovated interior, and gated building access.

Challenges

The site selected presented many challenges throughout the phases of construction. The site was vacant for many years which resulted in deferred maintenance and required renovation of several major building systems. The building was previously used as a board and care facility; to properly address the physical needs of an interim shelter, many building improvements were made to produce a site conducive to a functional interim shelter. It’s near proximity to schools, residential homes, and retailers made site security and privatized exterior space crucial in the end design.

Solutions

DAECO worked with a private market investor to acquire the property with the intent to convert to interim housing through adaptive reuse of the site. With ownership input, a schematic design was created to renovate the entire site and incorporate critical program components such as case management offices, communal resident spaces, and enhanced fire and ADA features. Our team was instrumental in the construction process, ensuring the elements necessary to best serve homeless populations, such as en suite bathrooms, lines of sight for staff, community space, and a designated smoking area, were provided for clients to enjoy.
