Older adults account for 25% of LA County’s homeless population and will be the fastest growing age demographic through 2030. In addition, 1 in 5 people experiencing homelessness are living with a serious mental illness, compared to 1 in 25 for the general population. The DAECO team believes that Board and Care facilities (ARF) are a key component in combatting homelessness for the aging and mentally ill. We have extensive transaction experience in closed and closing facilities as well as renovating these sites for renewed usage.

The DAECO team’s comprehensive acquisition experience for Supportive Housing Development is unrivaled. We understand the unique challenges of supportive housing and its impact on the contingency and escrow process for acquisitions. The DAECO team’s initial exposure to housing and homelessness is through our acquisition work on Residential Care Facilities. We have extensive experience representing buyers with a need to acquire a residential homes to house the developmentally disabled and other vulnerable populations. We understand the operational needs within a home and guide our partners to the best home for their clients.

As a result of the Great Recession in 2008, the real estate market throughout the US declined and foreclosures were prevalent. Our Principal, Justin Dae, worked extensively in this market and represented an out-of-state bank on many of their REO commercial properties throughout Los Angeles County. This work included estimating a property’s value (BPO), property management to best maintain a site prior to sale and as the representing agent on behalf of the banking institution to liquidate their REO commercial assets.
